The Kingsbury neighborhood is broken into three sections – lower, mid and upper Kingsbury. Located approximately 1.5 miles from the NV/CA stateline is Kingsbury Grade (also known as Nevada State Route  207 leading approximately 3.5 miles to the summit where one can access the Nevada side of the Heavenly Mountain Ski Resort.
 
The neighborhood located at the lowest portion of Kingsbury Grade (from Juniper Street down,) is reasonably called, “Lower Kingsbury.” This area is made up of approximately 350 homes and lots ranging from an entry level of including a mobile home park off of Ponderosa to the luxurious million dollar-plus homes of Granite Springs.  The average price for homes sold during the past year has been between $400,000 – $500,000. Throughout the area are Forest Service lots, access to recreation trails ideal for hiking, biking and cross country skiing.  Another great feature for homes located in the Lower Kingsbury area is the easy and quick access to popular dining destinations, shopping, gas, banks, post office and salons.  The popular Kahle community park and gym is also located in the Lower Kingsbury area.  Furthermore, the South Shore casinos, Heavenly Gondola and Heavenly Village are only approximately 2 – 3 miles.  Golfers will love the close proximity to the infamous Edgewood Golf Course.  All in all, there is something for everyone in the Lower Kingsbury neighborhood.
 
Outdoor hikers, bikers and cross country skiers will relish in the opportunities provided within the Rim Trail area which is entered at the end of Andria Way.
 
Part-way up the hill as you take Nevada State Route 207 up Kingsbury Grade, Middle Kingsbury spans from Chimney Rock Road to Logging Road. This neighborhood is made up of homes, condominiums and lots. Mid Kingsbury offers more seclusion, larger lots, and forested areas with peek-a-boo lake views from some homes and full lake view homes as well. The homes in Middle Kingsbury range from the low $400,000 to million dollar homes. Many of these homes are situated on large lots featuring a blend of pines, aspens and granite boulders.  The terrain is generally made up of gradual sloping lots providing plenty of “elbow room” and privacy. Middle Kingsbury has a close proximity to both South and East shores of Lake Tahoe and its sandy beaches, to Heavenly Ski Resort on Nevada side and to Edgewood Golf Course. The Middle Kingsbury neighborhood provide not just beautiful surroundings but various recreational activities such as skiing, hiking, biking, boating and golf.  In this neighborhood you will find access to National Forest trails ideal for hiking, biking and cross country skiing or snow shoeing, drawing outdoor recreation lovers throughout the Tahoe basin.
 
 
Outdoor enthusiasts will have plenty of out the back door adventure in the Upper Kingsbury Neighborhood. The Upper Kingsbury Neighborhood is the closest to a “Ski In, Ski Out” neighborhood as anything you’ll find the Tahoe Area with a collection of condos and townhomes located literally steps from the Heavenly Ski Resort. This location offers spectacular Heavenly and lake views just minutes from Heavenly’s Boulder & Stagecoach lodges. Upper Kingsbury rests atop Nevada’s “claim” to the world-renowned Heavenly Valley Ski Resort. And we do mean literally atop. It’s down hill in either direction with Lake Tahoe to the West and the Carson Valley to the East. This area is made up of a blend of single family homes ranging from small ranchers, townhomes, alpine chalets, cabins, condos, and magnificent estates. Many homes have spectacular views of Lake Tahoe or the magnificent Carson Valley.
